Know The Rules For Working With A Real Estate Agent With These 5 ...

Many of my clients are professionals in many fields and do their jobs quite well, but they have no idea what the protocol is for dealing with their real estate agent. They have no idea why real estate agents are getting upset with them when all they are trying to do is get information on a home that?s for sale.

Dealing with real estate agents is not hard to do as long as you understand the protocol to use when shopping for a home. Below is a list of 10 tips that will help you work with any real estate agent.

1. You must understand that almost all realtors work on commission basis. There may be a very few that work on salary but none that I know. A realtor may get a contract to sell a home, but if the transaction does not close the agent does not get paid. Many people treat real estate agents as public servants and that they work for free. Realtors do not work for free, so if you intend on not using a realtor in a transaction don?t ask them to work for you.

2. Keep all appointments and be prompt. Respect your agent and use common courtesy. Don?t expect an agent to stop everything they?re doing just to run out to show you a home. They have other clients and family too. If you make an appointment, and something else comes up, just don?t forget about it. Call the agent and inform them that you are going to be late and what time you will arrive. If you are going to be too late just set up another time for another appointment.

3. Choosing a realtor. You must decide whether you are going to deal with the listing agent of a home for sale with no representation, or are you going to find your own real estate agent to work with you? If you are going to hire an agent to work with you, you need to interview several agents to determine which one you feel the most comfortable with. Interviewing to agents from the same company is not a recommended thing to do. Inform the agents that you are interviewing what stage of the interview process you?re in. Are you just starting your interviews or are you at the point of making a decision on which realtor to use.

4. When you are working with a buyer?s agent to not call the listing agent of a home. The listing agent is working for the seller, not a buyer. If you asked the selling agent to also represent you, and the agent decided to represent both you and the seller, the agent will be operating under dual agency. Here in Florida, the agent would have to transfer from a single agent to a transaction broker agent. Most listing agents do not want to do the job of a buyer?s agent. They are just listing agents only.

5. Knowing open house protocol is important. Ask your agent if it?s proper for buyers to attend an open house without their agent. In a lot at areas if you are working with a buyer?s agent it is frowned upon for you to attend an open house without your agent. If you do attend an open house without your buyer?s agent present the business card of the agent you are working with to the agent that is hosting the open house. A lot of realtors who are hosting open houses are also looking for buyers who are not working with an agent. It?s just common courtesy to let them know up front that you already have a buyer?s agent that you are working with. Informing the agent at the open house that you already have a buyer?s agent protects you. Let your agent ask any questions pertaining to the seller and what the seller?s motivations are for selling.
